ALTA
Land Surveys
A survey performed of real property that meets specified standards and specifications
established by the American Land Title Association, American Congress on Surveying
and Mapping and National Society of Professional Surveyors. These requirements
are recognized and followed for most commercial surveys. Surveys prepared per
these standards show the boundaries, buildings, improvements, and encroachments
on the property. The latest adopted version of these standards is the 2005
issue. In addition to the basic specifications, there are 16 additional optional
items detailed in the specification that can be included at the client's request.
These optional items are commonly referred to as "Table A" optional
items. (See ALTA Table "A" for a complete copy of the specifications).
The ALTA land surveys generally have the most stringent requirements and are
consequently the most expensive.

Boundary
Surveys
A survey performed of real property that meets minimum state guidelines in
the state where the property is located. Most states, but not all, have mandatory
minimum standards and requirements for land surveys that must be followed.
These standards, although usually less detailed than the ALTA land standards,
may meet the requirements of lenders and other concerned parties. These surveys,
like the ALTA land surveys, show all boundaries, buildings, improvements, easements
and encroachments on a property. In states without mandatory standards, the
ALTA standard is normally specified.
Elevation
Certificates
The elevation certificate is to be used to provide elevation information necessary
to ensure compliance with community floodplain management ordinances, to determine
the proper flood insurance premium rate, and to support a request for a Letter
of Map Amendment or Revison (LOMA or LOMR-F). The certificate reports the relative
dimension of the lowest level of an improvement above or below the base flood
elevation.

A prepared summary stating the zoning regulations of a property and project
site particulars.
